Aberdeenshire Leasing is a new, innovative, privately-owned company serving the Aberdeen and Aberdeenshire area. Based in Ellon and Aberdeen, we are well placed to help Landlords with all aspects of their leasing matters. We are independent of any other organisation and strive to offer a professional, efficient and informative service to both Landlords and Tenants, at all times.

Fees for Managed & Non Managed Services

Aberdeenshire Leasing can offer both a managed and non-managed service. Full details of which can be found below. We are very flexible and will normally be able to accommodate any specific requirements to suit the individual Landlord.

  • Secure potential Tenant under Landlords agreement and collect reservation fee from Tenants.
  • Carry out tenant referencing on each adult that will appear on the lease. The tenant referencing companies used are Lettingweb and Hazelton Mountford
  • Preparing the tenancy agreement including Landlords special conditions.
  • Secure monthly rental and deposit, minus the holding deposit.
  • Forward balance of all monies due to Landlord net our fees.

To terminate a Tenancy to gain possession of the property the Landlord must serve the appropriate notice. Aberdeenshire Leasing will serve such notice with written instructions from the Landlord. (charges apply)

Includes all the features of a NON MANAGED SERVICE and is suitable for Landlords who prefer not to be involved in the day to day management of their property.

FULLY MANAGED SERVICE during the tenancy comprises of:

  • Six monthly inspections carried out. Reports will be emailed/posted to the Landlord. These inspections can be increased should the need be necessary.
  • We will endeavour to obtain the Landlords authority to carry out any repairs, however if urgent action is required to prevent further damage to the property or if safety is an issue we have the Landlords authority to take any necessary action.
  • Serve notice on the Tenant to terminate the Tenancy.
  • Arranging all Inventories and other services required at the beginning and end of a tenancy and whilst the tenancy is running.

Additional Information

Aberdeenshire Leasing recognise that prospective tenants may only be able to view properties in the evenings or at weekends – this can be accommodated. All viewings are accompanied by Aberdeenshire Leasing and by prearranged appointment only. Aberdeenshire Leasing will notify existing tenants at a property of any viewings, by giving 24 hours notice. We will then keep you advised of any feedback we receive.

​Under the Tenancy Deposit Scheme (TDS) it is strongly recommended that Inventories are carried out prior to a Tenant going into the property and the day after the Tenancy ends. Without an Inventory at the beginning of tenancy and end of tenancy it is very difficult to demonstrate the condition of the property during tenancy. Not having sufficient evidence to the contrary the T.D.S may award the disputed amount to the tenant automatically. We use an Independent Inventory Company thus ensuring that their findings are impartial however we cannot accept responsibility for their errors or omissions. The Landlord pays for both Inventories.

Upon when the Landlord agrees to the potential Tenant, Aberdeenshire Leasing secure the property for them by obtaining the Reservation Fee and carrying out credit checks in order to establish their credit worthiness. It should be acknowledged that the system is not infallible. In the rare instance where some doubt still exists we will ask for responsible guarantors. Credit checks will be carried out on guarantors also.

When an Inventory has been prepared and the Tenant has checked in and out, with the exception of wear and tear, the cost of deterioration will be deducted from the tenant’s deposit, providing the tenant agrees. If no agreement can be reached this will be passed to the T.D.S to adjudicate.

As from December 1st 2017 there are new legislative laws regarding tenancies and leases. All the old style leases, such as 6 months short assured etc., will be abolished and in their place will be an open ended lease. That is to say, a start date only. Therefore lease renewals or extensions will become a thing of the past for leases signed from December 1st 2017. Leases signed before December 1st 2017 will not be affected. The Scottish Government website provides further information about the new private residential tenancy.

Termination of the tenancy will be in accordance with the Housing Act 1988 and any clause stated in the tenancy agreement. Aberdeenshire Leasing will only be responsible for serving notices on Tenants if the property is Fully Managed. If the Landlords property is Non Managed we can serve notice. (Fees Apply)

It is the Landlords responsibility to advise your mortgage provider that you intend to rent your property. Most Banks and Building Societies require you to seek their permission and may require Break Clauses or additional Clauses to be inserted into the Tenancy Agreement. Therefore please provide a copy of their consent to Aberdeenshire Leasing in order that any requirements can be complied with. Landlords building and contents insurance should be amended to account for the fact that the property will be tenanted.

The garden should be left neat and tidy. It is a requirement of our Rental Agreement that the Tenant keeps the grass cut, borders and paths weed free and shrubs trimmed. Adequate gardening tools should be left for the Tenant to maintain the garden. A power breaker should be provided if any electrical garden equipment is to be used. Should the Landlord require certain plants, trees to be pruned or treated in a special manner, we recommend that you employ a specialist contract gardener.
